Las Vegas Housing Market: More Homes Sold, Prices Holding Steady

June’s report is not a crash story or a runaway-price story. It is a market where more transactions closed, prices stayed relatively steady, and buyers gained some additional choices.

Sales activity accelerated

According to the LAS VEGAS REALTORS® June 2026 Monthly Housing Market Update, 2,302 single-family homes closed during June. That was 11.4% more than May and 18.3% more than June 2025. The median closing price was $490,000 – unchanged from May and just 1.0% higher than one year earlier.

That combination matters. More buyers completed purchases, but the increase in activity did not produce a dramatic jump in the median price. In plain English, demand was active while the overall price trend remained fairly controlled.

Inventory increased, but the sales pace absorbed it

There were 3,368 new single-family listings in June, up 1.8% from May and 3.6% from last June. At month-end, 7,147 single-family homes were available without pending or contingent offers. That was 5.4% more than May and 2.2% more than a year ago.

At first glance, that sounds like a major inventory build. But effective availability was only 3.1 months because homes were also selling faster in total volume. Months of availability fell 5.4% from May and 13.6% from June 2025. This is why one statistic rarely tells the whole story: the number of available homes rose, yet the supply measured against June’s sales pace became tighter.

Attached homes told a different story

The condo and townhome market moved at a slower pace. June recorded 521 closings, up 2.4% from May and 1.2% year over year. The median closing price was $292,000, down 1.0% from May and 4.3% from June 2025. Effective availability stood at 5.2 months, which gave attached-home shoppers a different set of choices and negotiating conditions than many single-family buyers faced.

The takeaway

Las Vegas is not one uniform market. Property type, neighborhood, condition and price range can change the picture quickly. The valley-wide numbers are a useful starting point, but the right decision still depends on the homes competing in your specific area and the recent closings most similar to yours.
